1. Do you have a showroom?
No, we do not have showroom. We operate fully e-commerce, that's how we cut down on the overheads and bring back the savings to you.
2. What is the lead time if I order today?
Estimated lead time of delivery is within 4-7 weeks from order placement date, unless stated otherwise. Do note that lead time is an estimated and not a guarantee. Lead time can be delayed due to freight delays, unstable weather, global pandemics, and other unforeseen circumstances.
3. What are the payment terms?
We require full payment upon order placement from all channels, unless otherwise agreed.
4. What are the payment modes accepted?

We do not accept cash on delivery.
5. Can I cancel my order?
Cancellation of order can be made within 12 hours of payment as it is Modern Space Living responsibility to get your items to be ship over at the fastest pace possible.
6. Is there any warranty for my purchase?
Yes, we do provide 6-month warranty for all products. The warranty covers manufacture defects only. The warranty will be void whereby installation of item(s) is not engage/installed by Modern Space Living.
7. What is your return/exchanges policies?
We will provide a one-to-one exchange for major manufacture defects product. however we do not provide a exchange if items deemed to be unsuitable in terms of colour/style/theme. Modern Space Living have the full discretion to decide whether the items are in a condition suitable for return and reserves the right to reject any returns if they are deemed unfit for return.
8. What if I'm not ready to receive the items? Can you keep my item(s) until further notice?
Yes, we are able to store your item(s) in our local warehouse free-of-charge up to 90 days. After 90 days, there will be a storage fee imposed, 5% of the item(s) value per month.
1. Can I request for a specific delivery date or timing?
The delivery date will be provided 1-7 days prior delivery. Unfortunately, we are unable to guarantee that we are able to deliver on the date of your choice as our delivery team attends to different regions each day and we are also unable to attend to specific timing request such as - 10.00am, 3.30pm.
2. Do you deliver on weekends?
We deliver from
- Monday - Friday 10.00am - 6.00pm
- Saturday 10.00am - 1.00pm
We do not deliver on Sunday and Public Holidays.
3. Do you provide disposal services?
Yes, we are able to dispose your existing furniture with a fee and subject to availability. Kindly let us know 3 days in advance so that we can execute accordingly.
4. What if there is a delay in the delivery of my order?
In the case of delay due to unforeseen circumstances such as natural disasters, unfavorable weather conditions, or road conditions such as accidents, Modern Space Living reserves the right to re-schedule your delivery, subject to availability in our delivery schedule slots.
Modern Space Living shall not be liable for any consequences or any loss suffered or expenses incurred (whether direct or indirect) due to the delay in the shipment / delivery of the goods.
